
The Barbuda Bay Villa Association
At Barbuda Bay Villas, covenants run with the land to:
Establish a general plan of development
Protect the integrity of the development plan
Preserve the value of the Villas
Provide that the Villas be architecturally and aesthetically harmonious
Provide for administering and maintaining the common areas
Provide for paying common expenses
Establish a Villa Owners Association to provide and regulate common areas, utilities, and amenities consistent with the lifestyle in this exclusive community.
Services Provided to Villa Owners
The Association is authorized to provide and manage essential services at Barbuda Bay including: utilities, (water catchment and storage, access to desalinated water, electrical power), Internet service, Services are provided to maintain the natural beauty of the Resort and protect against environmental damage, including property maintenance and security, trash removal, pest control, security, and severe weather safeguards. The Association is also responsible for maintaining the condition and access to the Resort’s common areas such as the beach, roads, docks, and helicopter pad.
Initially, the Developer is responsible for the administration of the Association, including establishing and collecting assessments on its behalf. Villa Owners are automatically members of the Association, together with the Lighthouse Bay Resort. Note that the Association is separate from the Lighthouse Bay Resort which is operated by the Developer to provide additional services to Villa Owners beyond what is usually provided for by a homeowners’ association.
When you are ready to build, the Association provides for an architectural review to ensure that construction is in accordance with the Barbuda Bay Villa design guidelines and the Villa Owner’s Sublease. Approval is granted by the Design Review Committee. Essential services can be arranged as follows:
Extension of water line to your lot within one month of your request
Delivery of water to your lot for a fixed base price, plus a per gallon usage charge
Extension of power line to your lot within one month of your request
Delivery of electricity to your lot for a fixed base price, plus a per watt usage charge.
